Recently, while helping a client evaluate a property on Siesta Key, we needed to verify if the existing dock and lift could accommodate their 28-foot fishing boat. Before discussing an offer, we did the background work—coordinating with Sarasota County permitting, marine contractors, and environmental agencies. We confirmed the lift could be upgraded to spec, allowing my client to move forward with complete confidence.
Waterfront and coastal real estate comes down to the details below the surface: seawall integrity, FEMA flood regulations, dock permitting, submerged land leases, and navigable water depths.
